Do you pour new foundations?

No. We do not pour new foundations for new construction projects.

Foundations First Northwest focuses on repairing and restoring existing foundations, not acting as a new-construction concrete contractor. As part of repairs, we may install new concrete, shotcrete, helical piles, carbon fiber, or other structural supports, but our role is to stabilize, repair, and protect what’s already there—not build a brand-new foundation from scratch.

How do I know if I need foundation repair?

Common warning signs include:

  • Cracks in your foundation, basement walls, or stem walls

  • Interior cracks in drywall, plaster, tile, or countertops

  • Doors and windows that stick, don’t latch, or look out of square

  • Floors that feel uneven, sloped, or spongy

How disruptive are foundation repairs? Do we need to move out?

What to expect:

  • Limited access to certain exterior areas, the crawlspace, or basement while work is in progress

Do you offer drainage and waterproofing solutions as part of foundation repair?

What is the difference between a skim coat and Basecrete?

A skim coat (also called a parge coat) is a thin layer of cement-based material applied to the surface of concrete or masonry. Its main purposes are:

  • Smoothing rough or uneven surfaces

  • Hiding cosmetic defects

  • Providing a cleaner, more uniform appearance

A traditional skim coat is not a true waterproofing system and does not add significant structural strength. In wet climates, skim coats can crack, flake, or require ongoing touch-ups.

Basecrete is a high-performance, polymer-modified cementitious waterproofing system. It is designed to:

  • Create a durable, fully waterproof barrier

  • Bond tightly to existing concrete

  • Handle movement and harsh conditions better than a basic skim coat

  • Protect below-grade and exposed concrete surfaces over the long term

In short:

  • Skim coat = mostly cosmetic; limited waterproofing and durability.

  • Basecrete = engineered waterproofing and protection system that helps extend the life of the concrete and the structure.

Where long-term protection and moisture control matter, we typically recommend Basecrete rather than a standard skim coat.

Will I need a permit or engineer for my foundation repair?

It depends on the scope of work and local code requirements.

  • Some projects, especially those involving major structural changes, may require an engineer’s design and/or a permit from your city or county.

  • Smaller repairs or maintenance-focused work may not require permits.
